New York Home Loan Application Checklist

We’re dedicated to making the mortgage process easy. To expedite your loan application, it is important to have on hand your complete documentation as outlined here. Keep in mind, your specific situation may not require all of these documents, and more information may be necessary.

Personal Identification:

  • Government Issued Identification ( Driver’s License, Passport)
  • Social Security Number
  • Address of primary residence
  • Resident Alien Card or Visa (If not a U.S. citizen)

Income:

  • Federal tax returns for the last two years
  • Pay stubs or proof of direct deposit for the last 30 days
  • Employment history for the last two years (W2 forms)
  • Child support, alimony or divorce decree
  • Award letters for social security, pension or 1099 statements
  • Offer letter or employment agreement, if recently starting a new job

Assets /Liabilities:

  • Bank and Brokerage asset statements (savings, checking, retirement and investment accounts) – two most recent months, all pages.
  • HUD 1 settlement statement (if applicable)
  • A gift letter from donor (if applicable)
  • Verification of down payment funds

If you are self-employed:

  • Completed tax returns for the past two years including all schedules (individual, partnership or corporate)
  • Year-to-date profit and loss statement on CPA letterhead
  • Current balance sheet

Credit:

  • Copies of cancelled rent checks
  • Cancelled mortgage payment checks for the last 12 months
  • Addresses of all real estate owned and evidence of taxes and insurance

Property:

  • Signed contract of sale agreement

  • Certified Public Accountant’s contact information
  • Homeowner’s insurance agent’s contact information
  • Financial advisor’s contact information
  • Realtor’s contact information
  • Attorney’s contact information
